2. This
is a
NON SMOKING unit.
3.
Pets are not
permitted.
4. We will note rent to vacationing students or singles
under the 25 years of age unless accompanied by an adult
guardian or parent.
5.
DAMAGE DEPOSIT- A damage
deposit of $500 is required, made in the form of credit,
check, or cash. This must be received at least fourteen
(14) days before check-in. The deposit is NOT applied
toward rent; however, it is fully refundable within
fourteen (14) days of departure, provided the following
provisions are met:
a. No
damage is done to unit or its contents, beyond normal wear
and tear.
b. No charges are incurred due to contraband, pets, or
collection of rents or serviced rendering during the stay.
c. All debris, rubbish, and discards are bagged and placed
in trashcans provided, and all soiled dishes are washed and
put away. One load of laundry is started.
d. All keys are left on the kitchen table and unit is left
locked.
e. No linens are lost or damaged.
f. NO late check-out, that would result in others having to
wait to clean or check-in.
g. Early check-in not approved before arrival.
6.
PAYMENT-
a. A
$350 security deposit and $35 processing fee is due to
guarantee your dates along with a signed confirmation by
bother renter and owner.
b. 1st
payment
due sixty (60) days before arrival date.
c. 2nd
payment
balance is due fourteen (14) days before arrival.
7.
CANCELLATIONS- A 28-day
notification is required for cancellation.
Cancellations that are made more than 60-days prior to the
arrival date will incur with no penalty. Cancellations that
result in a shortened star, that are made within 60 days of
the arrival date, forfeit their full advanced payment,
security deposit, and administration fee. Cancellations or
early departure does not warrant any refund of rent or
deposit.
8.
MAXIMUM OCCUPANCY- the
maximum number of guests is limited to eighteen (18)
persons. An additional charge or $10 per person per night
for guests in addition to eighteen (18) will be assessed
for additional cleaning, linen, and garbage services.
9.
INCLUSIVE FEES- Rates
include a one-time linen-towel setup.
10.
NO DAILY MAID SERVICE- While
linens and bath towels are included in the house, daily
maid service is not included in the rental rate, however it
is available at an additional rate. We suggest you bring
beach towels. We do not permit towels or linens to be taken
from the house.
11.
RATE CHANGES- Rates
subject to change without notice.
12.
FALSIFIED RESERVATIONS- Any
reservation under a false pretense will be subject to
forfeiture of advance payment, deposit and/or rental money,
and the party will not be permitted to check-in.
13.
WRITTEN EXCEPTIONS- Any
exceptions to the above mentioned policies must be approved
in writing in advance.
14.
STORM POLICY- No
refunds will be given unless National Weather Service
issues a tornado warning or severe lightening or hale storm
that will prevent road travel. Refund is limited to all but
security deposit- security deposit is not refundable but
can be applied to a future reservation within three (3)
months. Another $35 processing fee will be required.
15.
HOT TUBS- No children under
the age of 12 permitted in hot tubs without adult
supervision. When Using the hot tub, remember there is a
certain health risk associated with this facility. Use at
your own risk. Our housekeepers drain, sanitize, refill and
replenish chemicals in all tubs prior to your arrival;
therefore, it may not be warm until later that evening. Hot
tub covers are for insulation purposes and are not designed
to support a person or persons. DO NOT STAND ON THE HOT TUB
COVERS, they will break and you may be charged for
replacement. Remember when not using the hot tub, leave
cover on so hot tub will stay warm.
16. Robin’s Nest is privately owned; the owners are not
responsible for any accidents, injuries, or illness that
occurs while on the premises or its facilities. The
homeowner is not responsible for the loss of personal
belongings or valuables of the guest. By accepting this
reservation, it is agreed that all guests are expressly
assuming the risk of any harm arising from their use of the
premises or others who they invite to use the premise.
17. The Owner is not responsible for forgotten items. Items
left behind will be placed in Lost & Found by
housekeeping. Items can be mailed back upon request and
postage and handling deducted from the damage deposit.
After sixty (60) days items will be donated to charity.
